Due Diligence Service
Sometimes vendors or agents can attempt to conceal (or just not mention) problems with a property that are hidden traps for a purchaser. It is critical that you have all the relevant information before you make an offer or sign a contract. It may prompt you to reconsider whether the property is suitable, revise it’s value, or walk away from it altogether.
Our Due Dilligence Service will help you make sure all your ducks are in a row before you pull the trigger. We will:
- obtain a copy of Contract for Sale and Purchase of Land (if prepared) for you and/or your conveyancer/solicitor to review
- advise you what due diligence you should undertake
- coordinate independent building and pest inspections under your instructions
- review local Council and State records, planning regulations, development controls, zoning, approved uses, DA’s, environmental overlays, etc, relevant to the property
- conduct an in-person assessment of the property’s physical condition, neighborhood, access, unique characteristics, key risks, etc. We will do this with you present if possible
- provide you with photographs and a walk through video, or a live session via WhatsApp or FaceTime if you cannot inspect the property yourself
- prepare a written Due Diligence Report, including our recommendations

The Due Diligence service can take up to several days from commencement to completion. The fee is $5,000
Negotiate Price and Contract Service
You have chosen the property, satisfied yourself that although it is not the perfect property (that is an elusive unicorn!), it is to be your new home, and now you need help to secure it. Negotiating to buy a property is not just about price. It’s about developing a working relationship with the real estate agent, and understanding what, beyond price, may motivate the vendor to choose to sell to you.
It’s also about knowing the ins and outs of the legal process of property transfer in Australia. For the first timer it can be pretty daunting, and even many experienced buyers are happiest when they can pass this responsibility on to a trusted agent.
Our Negotiate Price and Contract Service will take the tedium out of the buying processes. We will:
- liaise with the vendor and/or vendor’s agent to understand what contract terms & conditions they require
- advise you on the essential and/or desirable contract terms & conditions you should require
- advise you on the comparative value of the property, and suggest a price limit
- negotiate on your behalf with the vendor or their agent the purchase price and the terms and conditions of a contract, or bid on your behalf if the property is going to auction
- liaise with your conveyancer/solicitor to prepare necessary legal documents, or to review documents prepared by the vendor of their agents
- liaise with your lender, and assist you with questions and concerns
- follow the legal process through to settlement, and then hand you the keys!
This service takes the stress out of the run to the finishing line, leaving you time and head space to plan the logistics of your move to your new home!

The Negotiate Price & Contract service can take up to several days from commencement to completion. The fee is $3,000
