Unlike traditional real estate agents, who represent the sellers of property and aim to maximise the sale price for them, BA’s advocate solely for the buyer’s interests - finding the most suitable property available, negotiating the best possible price, and carefully handling due diligence on your behalf.
Real estate is a very competitive market, and everything is stacked against the buyer. A good BA will give you a level playing field to buy in.
Buyer’s agents get paid directly by the buyer, never the property seller or the real estate agent.
- For services like negotiations or due diligence, BA’s are paid when they complete the job.
- For full search and acquisition services, nearly all BA’s have an up-front engagement/retainer fee, a non-refundable deposit/commitment so they can start their initial work of property scouting, research, shortlisting, etc, for you. This retainer is deducted from the final fee, the balance of which becomes due on exchange or settlement.
- Some BA’s offer more staged payments.
Buyer's agents in Australia charge fees that vary with the service, scope, buyer type, location, and agent.
- Some BA’s have a percentage based fee structure, that typically range from 1%–3% of the purchase price.
- Other BA’s have a fixed fee structure, or tiered price brackets, that can range from $3,000 - $50,000, depending on the nature and level of service required.
- Bailey & Co. charge fixed fees for some well defined services like negotiations or due diligence, an hourly rate or package fee for our coaching and mentoring services, and a percentage based fee for our full search and acquisition service.
Yes of course. We can help save you time and money and potentially a lot of angst by assisting you through to settlement. For the first timer this process can be pretty daunting, and even many experienced buyers are happiest when they can pass this responsibility on to a trusted BA.
- We offer a Property Due Diligence service to make sure there are no hidden problems with the property that can be expensive traps later on. We will assess market value, arrange inspections, and gather all the relevant information that is critical for you have before you make an offer or sign a contract. Sometimes, if the news is not good, it may prompt you to reconsider whether the property is suitable, or to revise it’s value, or to walk away from it altogether.
- We also offer a Negotiate Price & Contract service if you are fully convinced this property is good to go, and now you just need some help to secure it. We negotiate with the vendor for the price and terms/conditions that suit you, liaise with your conveyancer/solicitor and your lender, oversee the legal process through to settlement, and then hand you the keys!
Yes, Buyer's Agents in Australia must be licensed as real estate agents. They are regulated under state/territory real estate licensing laws, as their work involves providing property advice, negotiations, and transactions.
Requirements vary state by state, but generally BA’s, like all real estate agents, need to complete a real estate license course (Certificate IV or Diploma), pass the exams, and gain experience, before holding a full agent's license in their state. They can only help you buy property in the state they are licensed in.

If you do not go ahead with a property purchase, the BA usually retains the non-refundable retainer. But always check the terms and conditions of your agreement with the BA to ensure you fully understand your obligations.
