Our End to End Buyer’s Agent service takes the stress and uncertainty out of the finding and buying regional and rural property experience, making it as effortless as possible. 

From our initial sit down to discuss your hopes and desires, to our celebration together of your success, we guide you throughout the journey as quickly and effortlessly as possible. We will explore together your goals/objectives for yourself and your family, your desired lifestyle, your priorities, and discover the type and features of a property that may provide that lifestyle. 

We will:

• research the property market in your target area/locality, and provide sales data that may inform your budget position 
• formulate your personalised Buyer’s Brief - a comprehensive property overview that will guide our search for your new home
• search your target area/locality for properties that match your Buyer’s Brief, both online and liaising with local selling agents, and present them for your review
• take you step by step through the process of eliminating options and honing on on the most suitable target property 
• review local Council and State requirements relevant to the property
• conduct an in-person assessment of the property’s physical condition, neighborhood, access, unique characteristics, key risks, etc. We will do this with you present if possible
• provide you with photographs and a walk through video, or a live session via WhatsApp or FaceTime if you cannot inspect the property yourself
• prepare a written inspection report, including our recommendations
• coordinate for you the due diligence and inspection process
• obtain the Contract for Sale and Purchase of Land (if prepared) for your conveyancer/solicitor to review and advise
• liaise with the vendor and/or vendor’s agent to understand what contract terms & conditions they require
• advise you on the essential and/or desirable contract terms & conditions you should require, on the comparative value of the property, and suggest a price limit for negotiation
• negotiate on your behalf with the vendor or their agent the purchase price and the terms and conditions of a contract, or bid on your behalf if the property is going to auction
• liaise with your conveyancer/solicitor to prepare necessary legal documents, or to review documents prepared by the vendor of their agents
• liaise with your lender, and assist you with questions and concerns
• follow the legal process through to settlement, and then hand you the keys!

Timeframe

Your Rolls Royce service can take as little as a few days or up to 2-3 months to source the "right" property. We may find the perfect home for you very quickly, but experience advises that any promise of a short timeframe is likely to result in frustration and disappointment. It’s important to take the time necessary to get the best possible outcome for you.

Fee

For the full Search and Buy service our professional fee is 2.0% of the purchase price. The dollar amount of the fee is fixed at the outset, regardless of the actual price paid for the property. This enables us to negotiate the contract price as low as possible with no conflict of interest. $5,000 of this fee is paid upfront as a retainer fee and is non-refundable. Please contact us for clarification on our fees.
